Kathryn Flynn is the extremely proud owner of Kathryn Flynn Design Interiors, a sister company of American Dream Real Estate of Central FL, offering custom, cost effective vacation home packages that simply say WOW to your rental clients and guests! Our packages contain everything needed to make your new vacation home functional, from furnishings and accessories to dishes and silveware! We even do our best to coordinate your completed package with your home closing!

What Is Included In Your Packages? 

All our packages include free consultation to understand your goals, tastes and budget. Our packages include:
• All furniture
• Accessories including wall pictures, greenery, lamps and decorative accessories.
• Electronics such as TVs, VCR, DVD players and phones
• Cooking items including pots, pans, dishes and silverware
• Window Treatments are also available.
In short we provide everything your home needs to be a fully functional vacation rental home! 

What Do Your Packages Cost? 

Since our packages are custom we cannot provide pricing until you have your free consultation. Our past clients packages have ranged from $20,000 - $40,000.

How Do You Work? 

We work using our proven 6 Step “Custom Home Plan System” including:
1. FREE Consultation - We have a free consultation to understand your goals, tastes and budget.  

2. Estimated Price Range - We provide you a custom package “estimated” price range, based on our initial consultation.  

3. Non-Refundable Deposit - If we agree to move forward together, we require a $300.00 non-refundable deposit which is applied to your package. We then detail your home package quote, provide furniture pictures, a complete list of accessories and specific pricing. (Note: the non-refundable deposit is required because we do a substantial amount of work developing your custom home package plan. If you want a “cookie cutter” furnishings package, we are not for you.

4. Adjustments – Together, we adjust the plan to ensure it meets your needs and approval. 

5. Contract – We enter into a contract that details what we have agreed to. 

6. WOW Completion! – we then complete your home, creating the WOW factor guests enjoy!

With all the choices in the marketplace, deciding can be time consuming and overwhelming. We eliminate the guess work! As design professionals we know the art of design and utilize the elements and principals of design when choosing furnishings, artwork, accent pieces, window, bed, wall and floor coverings. 

Why Should I Choose Kathryn Flynn Design Interiors? 

We’re not sure that you should. That’s why we have a free initial consultation. We are very different from our competitors, many of whom provide standard, low quality furniture and accessories and do little in the way of color design. Our packages are custom and may not be for everyone.  

Who have you done this for? 

We have served both US and international clients with projects ranging from model homes for a builder, to Orlando area vacation homes, to log cabins in the mountains. Our main business however is vacation homes in the greater Orlando area. We think we’re good, but we don’t like to brag, so we’ll let some of our clients tell you …

Dear Kathy,  

We felt we should write to you to thank you most sincerely for all the hard work you have put into redesigning our new home. 

We are totally thrilled with the décor and all the new furnishings, the quality is wonderful. It is no less than led us to believe it would be. 

We knew it would be difficult (if not impossible) to organize things from the U.K. but you made everything so very easy, we trusted you, your judgment and taste and you really have done the most spectacular job for us, we can’t wait to show the house to our family and friends. When we arrived, I had quite an emotional moment, (tears and all) I was overcome with joy, you made everything so perfect. 

Our Realtor, Rachael Van Wagner, found us our ideal home, but I could not live with the interior as it was. She was so very right when she asked us to look beyond the interior because she felt it could be really beautiful with the help of a good interior designer. Well, she was so very right, we cannot thank you enough. 

Should anyone we know wish to purchase a home in sunny Florida we would without any doubt recommend they contact Rachael, whom I know will work hard on their behalf finding their dream home in the sun (Rachael is a real treasure).
